Air Duct Cleaning FAQ — La Mesa, CA

Common questions from homeowners in La Mesa and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do air ducts in a La Mesa home actually need cleaning?

Most homes here land in the three-to-five year range. That window shortens if you're on the Mount Helix side catching Santa Ana wind events in fall, since those push desert dust inland and your system pulls it straight through the returns. Pets, recent remodel work, or anyone in the house with allergies also move it closer to three years. If you can't remember the last cleaning and the home was built before 1970, it's probably due.

Walk me through what you actually do once you're inside the house.

We start by looking at the system: supply runs, returns, the blower, and where the ducting actually goes, which in a lot of La Mesa houses means attic or crawlspace runs added long after the original build. Registers come off and get washed. Then we hook a negative-air vacuum to the trunk line and drive brushes and compressed air down each branch so everything loosened gets pulled into the machine instead of into your living room. We finish at the blower compartment and reseal any access points we opened.

How much of my day does this take?

A single-story 1950s–60s ranch with one system usually runs two to four hours. Older bungalows near the village core that were retrofitted from floor or wall gas furnaces often take longer, because the ducting was threaded into tight crawlspaces after the fact and access is awkward. Two systems, or a 1970s–80s hillside build with a long attic trunk, can push it past half a day. We'll tell you the realistic window when we see the setup, not after we're done.

Why would two houses on the same street get different numbers?

Vent count is the biggest single factor. A house with eight supply runs is a different job than one with twenty. After that it's access. Retrofitted ducting in a low crawlspace takes real time to reach, and so does a hillside attic with limited headroom. Flex duct that's already crushed or disconnected changes the scope too, because cleaning a torn run doesn't help you until it's repaired. We look at all of it on site and put the number in writing before anyone starts working.

Are you going to shove my couch around or leave grit on the floors?

We work around furniture rather than hauling it. If a register sits behind something heavy, we'll ask before we touch anything. Drop cloths go down at every access point and the vacuum stays under negative pressure the whole time, so debris travels into the machine instead of out the vent. Registers get washed and reinstalled, and we sweep the work areas before we pack up.

My airflow feels off. Is that the dryer or the heating and cooling system?

Location of the symptom tells you most of it. Clothes needing two cycles, a hot laundry room, or lint showing up around the dryer door points at the dryer vent. Weak air at bedroom registers, dust settling fast after you clean, or uneven temperatures room to room points at the HVAC side. If both are happening, they're separate systems and get handled as separate jobs. We can check both while we're there so you're not guessing.

What happens if there's mold in the ductwork?

We stop and show you. Marine layer mornings in May and June put moisture into the air, and when that meets a crawlspace duct or a condensation problem at the coil, growth can start. Surface growth on sheet metal we can treat and clean. Saturated fiberglass duct board or flex liner can't be cleaned honestly. That section needs replacing, and we'll say so instead of spraying over it. If it looks like a bigger moisture issue in the structure, we'll tell you that's a remediation job, not a duct job.

Does a new filter come with the cleaning?

We'll swap a standard-size filter during the visit so you aren't pulling fresh air through a loaded one. Most Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems take common sizes we carry. Oversized media cabinets and some high-MERV housings need a specific part, and we'll give you the exact size to order rather than forcing something close. With AC running hard June through October here, plan on checking the filter monthly during that stretch.

Can anyone come out today?

Often, yes. We hold open slots for same-day calls, and mornings are usually the easiest to fill. Late summer and early fall get busier, since La Mesa runs 10–20°F hotter than downtown on inland-heat days and systems get pushed hard. Call early and we'll tell you straight whether today is realistic or whether tomorrow is the honest answer.

Where do you cover?

La Mesa and the surrounding East County San Diego area, inland of the coastal strip. That takes in the village core, the postwar tract neighborhoods, and the hillside builds on the Mount Helix side at the higher end of the 500–1,000 ft elevation range. We also work the corridor between Mission Valley and El Cajon Valley. Give us your cross streets on the phone and we'll confirm right away.
